Full Remodel & Historic Restoration

Project Summary

This historically designated Craftsman home, built in 1909, underwent a completely modern transformation, without compromising the architectural integrity of the original structure. Design firm Balboa Design Group sought to create the charming Craftsman the client had always dreamed of, while adding all the conveniences of a fully-customized modern home. With the help of Duende Design + Construction, materials taken from the original structure were repurposed to create many of the new design elements in the home.  All of the interior and exterior wood doors have been upcycled from original Redwood studs and beams. Cabinets and vanities in both bathrooms were also crafted from the same Redwood supply. Modernization of the exterior elements was handled by James Fahy and Deep Rooted Designs. Custom sliders disappear into the wall to create an expansive opening between the kitchen and the stunning drought-tolerant oasis outside. Complete with a built-in grilling station, gas firepit, and expansive Mangaris wood deck, the outdoor space feels like a seamless continuation of the modern interior. The epitome of California Living! “It was always our goal to maintain as much of the original Craftsman character as possible,” explains Chris Hallisey, lead designer and owner of Balboa Design Group. After submitting plans and breaking ground on the project, Chris and his team faced several permitting challenges. The most significant of these was a potential historic designation from the city. “…we had a completed design in place, and had actually started demo on the house. Cabinetry and all appliances had been ordered for the kitchen and baths. Then, we were told that we couldn’t move or alter any of the existing windows or door openings! We had to get creative with the layout and alter some of our original plans.” We’d say that Chris and his team definitely made it work – the home is beautiful inside and out!

Client Comment

“I have worked with Chris twice now. First on a small project updating the living spaces of a modern home, and most recently in completely renovating (inside and out) a 100 year old craftsman. I can without exaggeration say I would not have survived the project with my sanity intact without Chris’ assistance. The design for the most recent renovation has led to a home that is beautiful and comfortable. A perfect blend of style that respects the age of the house, bringing in the right updates and changes in layout/space that updates it to (my) modern living needs. Outside of his design choices, his management of the project and availability to handle every detail justified to me the expense of an interior designer. Balancing work, related travel and a construction site at the same time is an ulcer inducing combination… unless you have Chris ever present to help with oversight and make critical time sensitive decisions with full respect for your needs and design preferences. Among a fantastic contractor and landscape designer/builder, he was key to keeping the team focus on the end goal of the project and not get side tracked by the inevitable project challenges. Chris is incredibly easy to work with, quickly adapted to my preferences, after a while able to express them better than I could myself. He helped me establish and stay within my budget, only expanding the scope when I asked. He is what you hope for in a designer – someone who listens to your needs but brings his unique ideas to create something you always wanted but couldn’t get to on your own. I highly recommend him.”
